1998 Goodman php I replaced outdoor fan motor with 1/6hp 825 rpm rescue motor and removed and cleaned blower wheel and motor. I always check out all the cooling operation and I sometime check out the heating operation and then almost always 99% a time exact science replicate hot load desert conditions for HVAC heat pumps on the roof is very hot in the attic I sure wouldn’t want to go in there, maybe better than a crawlspace
Commercial maintenance plan (2) 7.5 Ton carrier AC/Heatpump Units & (12) Commercial EVAP Coolers spring start up. 2 adobe air evap coolers are not used, no water, pads, or drain fittings or pipe, should be replaced vs repairs due to their condition. Evap cooler #2 on east roof needs water shut of replaced on roof.
Upon arrival found run cap bad for compressor 80 mfd and wiring burnt up and melted and capacitor. Possible long term damage has been done to compressor and it may have even stated up most of the time and then ran hot due to start cap on system could help compressor start but then it comes out of circuit before it overheats, sometimes compressor will keep running with bad run cap and over amp and overheat. At this time capacitor and wiring repairs are needed to further test the system.
Garage near water heat has loop for option to add whole house water filtration and softener. Left a free water leak alarm near water heater that is 8 years old and has no drain pan. Although system is performing well today and tests ok equipment is from 1999 and it would be a good idea to look into replacing it soon for effiecency and reliability. Customer may call us soon for free quote on new HVAC equipment before summer just to have plan in place in case older system has issues this summer.
Complaint unit is not heating correctly. Turned stat back on. Went to roof. Very low teml rise. Found compressor 1 is locked out on freeze stat lock out. Suction line freeze stat is stuck open. By passed freeze stat and started system. Checked temp rise and refrigerant charge. Unit does use #r22.
Installed a 4ton package heat pump on the room
Perform bi annual service on a Lennox package heat pump system.
Waived plumbing service call fee, time of pcp and customer switched to gold tcc, 20% discount for furnace/Ac is from 2009, 10 years old. Plunged out master toilet to get flowing again. Discussed age of toilet uses more water than normal and water prices are going up a lot. New toilets would save.
